Buying a home in Las Vegas in unlike anywhere else.  This is truly an international community, and growth here has been off the charts for well over a decade, and there is no end in sight.

There are over 500 new home communities, and over 20,000 resale homes listed for sale.  The biggest problem you face is making a choice.

New homes are typically built towards the outskirts of town (where land is available), and resale homes are all over the place.

As the price of land increases, building lots continue to shrink, so if a big piece of land is important to you, you will likely be looking at a resale home, built when land was much less expensive.

Most new homes are in planned communities with homeowners associations and CCR's that will limit the use of your home.  This is unappealing and confusing to many, but it is easily understood.  You will not be permitted to adversely affect the property values of your neighbor, and your neighbor will be prevented from doing anything that adversely affects your property values.  It's really that simple.

But if RV parking, building a greenhouse, or painting your house a nice shade of purple are important to you, you will likely be looking at a resale that is not in a planned community.

I am often asked, What is the most important thing for me to watch out for when buying a home here?  That's easy.

It will also greatly simplify your life if you use a local lender who understands the ease of doing business in Nevada.  Out of state lenders often, unintentionally of course, foul up otherwise simple transactions.
